Most Edmonton home owners take a lot of pride in the work they have put into their home. Thus, it is tough for them to have an objective view on something, they personally, have poured their heart and souls into.
So, what are your efforts really worth?

HomeGain has a wonderful piece of information regarding home repairs and which yield the greatest return based off interviewing nearly 1,000 real estate agents.
The following is a summary of the results of HomeGain’s 2009 national survey, based on the 12 areas of home
improvement identified by real estate agents in HomeGain’s original survey in 2003. They are listed from the
highest to lowest returns on investment:

  • As you can see, do yourself a favor and clean your house! De-cluttering allows the eyes to visualize the possibilities of the home. Whether it be an office, bedroom, basement, etc.
  • Lighting up your home does wonders for the imagination – a lit up home, is a positive home – don’t let potential offers walk away thinking it’s a dungeon.
  • First and last impressions are incredibly important. Simply mowing your front yard (or, more appropriately for Edmonton real estate, shovel your driveway) and implementing a small flower bed will stick in a potential home buyers mind. Remember, it is the first and last area they see.

Now, each individual home has their ups and downs. X house may need a serious carpet cleaning, while Y house mite need some landscaping. Your real estate agent should have a great grasp on what the strengths and weaknesses of a home are. Seek his/her advice on which options will yield tangible returns, or better yet, which would result in a loss!

    There is nothing worse than a carpet of dust, and may even lead to infections and allergies. Therefore, carpets should be cleaned from time to time.
